Our New Home Community:

Spindle Court, a cul-de-sac street with 26 lots, is the final phase of the Summerbrooke Planned Community in North Strabane Township (Canon McMillan School District, Washington County).  Conveniently located just minutes from Southpointe, I-79, Route 19, and Donaldson’s Crossroads, this sidewalk-lined street boasts luxurious and spacious brick and stone homes ranging in size from 2,100 sf to 4,000 sf, with first and second floor master suites available.  You can select from our 20+ floor plans, bring your own plans, or sit down with Tri-River to design your dream home on a blank canvas.  If you require a “move-in ready” or “quick-delivery” home, finished spec homes & partially finished spec homes (where you can customize the interior) are also available.   Package prices start in the $500,000s, including the lot.

Construction Progress/Timeline:

Construction of the final Phase 6-A lots (blue lots) is projected to be completed by the spring of 2018.  Construction of the Phase 6-B lots (pink lots) commenced in July, 2017.  The Phase 6-C lots (green lots) will not be available for sale until completion of Phase 6-B.

Types Of Homes:

Spindle Court lots can accommodate either single story patio-style homes, 1-1/2 story homes (with a First Floor Master Suites), or 2-story homes (with a Second Floor Master Suites). Front or side entry garages are available, depending on the width of the lot. Most, if not all of the homes, will have a basement (either walk-out or recessed).

About The HOA:

Spindle Court, as part of the Summerbrooke Planned Community, is governed by the Summerbrooke Homeowners Association. The monthly dues are currently $40.00/month (subject to change annually). Each Spindle Court lot and dwelling is maintained by its owner.

On Poplar Street, the HOA recently voted to install a playground and picnic area, which includes a covered pavilion, an indoor kitchen, and restrooms, which will be maintained by the HOA. No construction timeline has been determined yet for this recreational area.

From South:

I-79 to Canonsburg (Exit 45), Right on Weavertown Road, Left on Route 19 (Washington Rd), Right on Galley Road, Right on Gala Dr, Left of Poplar St, Right on Fuji Dr, and Left on Spindle Court.

From Downtown Pittsburgh:

Route 19 South (Washington Road) past South Hills Village and Donaldson’s Crossroads, Left on Galley Road, Right on Gala Dr, Left on Poplar St, Right on Fuji Dr, and Left on Spindle Court.
