These homes usually have 3 or 4 bedrooms with 2 or 3 baths. Patio homes can be a ranch (single story) or 1-1/2 story. 1-1/2 story homes typically look the same as a 2-story home from the front, with the rear roof of the house sitting on top of the first floor walls. As a result, there are often dormers on the second floor for bedrooms and a sloped/cathedral ceiling in the Family Room. These homes, popular among those Buyers seeking a First Floor Master, range in size from 2,300 sf – 3,100 sf. Most 1-1/2 story homes have 3 or 4 bedrooms and 2 or 3 baths.
2-story homes are the largest of the prototypes that Tri-River commonly builds, where the footprints of the first floor and second floor are usually the same. These homes range in size from 2,400 sf to over 4,000 sf. These homes have between 3 to 6 bedrooms and 3 to 5 baths. Prototypes of 2-story homes have a one or two story Family Room, a 2 or 3 car garage, gourmet kitchen with Breakfast area, Dining Room, Den or Living Room, and a master suite with spa-like master bath.
FINISHED SPEC HOMES:
If a Buyer is looking for a “Move-in Ready” home, Tri-River often has finished spec homes available. At the time of listing, these homes are 100% completed on the interior and exterior, allowing for short duration purchases where the Buyer wishes to take possession quickly (available in 30 days or less).
PARTIALLY FINISHED SPEC HOMES:
For the Buyer that is looking for a “Quick Delivery” home, Tri-River often has partially finished spec homes available. These homes are typically finished on the exterior, but the interior is only partially finished, giving the Buyer an opportunity to choose the color palette and specialty items for the interior. This allows the Buyer to customize the interior of the home to their own taste and liking. While every partially finished home is unique, the Buyer can usually choose the cabinets (for the kitchen and baths), countertops, appliances, bath accessories, specialty light fixtures, plumbing faucets, door hardware, fireplace surround, flooring (wood flooring, carpet, and hard tile), and wall paint (trims and doors are typically already painted) throughout the house. Laundry areas and closets are usually finished at the time of listing. Turnaround for a quick-delivery home is approximately 3-4 months, due to lead times for cabinets and countertops.
CUSTOM BUILT HOMES
Building a custom home gives the Buyer a chance to bring their own dream home to life. The Buyer can choose from one of Tri-River’s floor plans, they can bring their own floor plan, or together, Tri-River and the Buyer can custom design a home based on the needs and wishes of the Buyer. The timeline for a custom built home is approximately 8-10 months from the execution of a Lot Purchase Agreement until construction completion.
